Why The Venue?
At The Venue we believe a student's apartment should be more than a place to stay. We strive to be your student's home away from home. Our office is open six days a week to accommodate our residents' needs. We hold monthly community events to give our residents an opportunity to meet their neighbors, consult with our staff, and get a break from the stressors of college life. We are located directly on the UNT bus route, so your student will not have to worry about purchasing a parking permit. We are also located less than a mile from the main campus, so walking or riding a bike to class is a great option! Cable and Internet is free to all of our residents, ensuring a comfortable study environment. There is also free Internet in our Clubhouse, TV lounge, and business center. Our 24-hour computer lab is equipped with two Macs, two PCs, and printing is free. We provide paper and toner, as well. With our sport courts and 24-hour fitness center, we encourage our residents to stay active. Ask us about our Healthy with Horizon program! At The Venue we believe in giving back to our community. We participate in volunteer and donation events for the local community, and we do what we can to go out of our way for our residents, as well. How is security at The Venue?
We've taken the steps to make your student feel comfortable in their home while attending school. Our community is gated, with only one entrance to the property. Our 24-hour amenities have limited access locks. Every apartment is equipped with a keyless deadbolt, and each bedroom has its own keyed lock in our two bedroom floor plans. We perform a thorough background check on each of our applicants; no applicant with a previous felony is approved to live at The Venue.
How does the qualifying process work?
If you are applying to be a guarantor, we will need proof of your income to verify payments can be made. The only exception in this case is with proof of your student's financial aid / loans. Proof of income can be one month's paystubs, bank statements, last year's tax return, social security or child support statements, etc. Once we verify your income, we will run a credit & background check. Our credit check is a soft inquiry and should not affect your credit score. No applicants with a felony or previous eviction will be accepted.
When is rent due?
Rent is due the 1st day of each month. Late fees are applied to rent if it is not received by the end of the day on the 3rd. Late fees are $50 on the 4th and $10/day.
Why isn't rent prorated at move-in?
Rent is not prorated due to the lease being signed for a contract amount. That contracted amount is divided in to 12 equal installments in most cases.
How do we make a payment?
We've gone paperless! All rent payments must be made online through our payment portal at www.thevenueliving.com (eCheck is FREE and credit cards will have a fee, depending on card type). Company policy prohibits the acceptance of payments in-house. If you have questions or need to troubleshoot a log in issue please call our office during business hours at 940-565-9376.
What do I do if I will be late paying my student's rent?
If you believe a payment will be late, please call us at (940) 565-9376 or send an email to our Account Manager at firstname.lastname@example.org.
